Choosing between waterfront living and a Bergen County house

Space, commute, maintenance, schools and long-term flexibility: a practical way to compare a Hudson condo with a house in towns like Tenafly or Closter.

Many of my clients start in the same place: a Manhattan apartment, a need for more space, and a short list that includes both a waterfront condo in Weehawken or Edgewater and a house in Bergen County. These are different ways of living, not just different addresses. Here is how I help clients compare them.

The commute you will actually have

The waterfront wins on time and predictability. A ferry from Port Imperial reaches West 39th Street in minutes, and buses through the Lincoln Tunnel are short off-peak. From Northern Valley towns, most commuters ride a bus to Port Authority or drive to the George Washington Bridge, and rush hour adds real variability.

Test the trip at the hour you will make it, from the exact street, before you decide. A ten-minute walk to a bus stop matters every day.

The full monthly cost

Compare totals, not prices. A condo carries a maintenance fee; a house carries higher property taxes in many Bergen towns (effective rates of about 2% are common in the Northern Valley), plus utilities, insurance and an allowance for repairs. A reasonable rule of thumb is to budget 1% to 2% of a house’s value each year for maintenance and replacements.

Flexibility later

  • Renting it out: condos can be easy to rent, if the building allows it. Houses can rent well but need more hands-on management.
  • Resale: single-family houses in Bergen County have historically drawn steady buyer demand. Condo values depend more on the specific building’s condition and finances.
  • Changing needs: a house can grow with you through renovation. A condo is easier to lock and leave if you travel.

A middle path

If neither feels right, look in between. Fort Lee, Cliffside Park and Edgewater offer townhomes, duplexes and larger condos with shorter commutes than the Northern Valley. Palisades Park and Ridgefield have many newer duplexes with more space for the price.
